I have been a strong advocate for delivering affordable housing. My council has retained, and is developing, its stock of housing for the elderly. We are working with the government, housing agencies and developers to bring new housing options to Auckland because families need warm, secure, comfortable and affordable homes. I am happy to look at options for rezoning land to provide more housing options - however that needs to be balanced with the need to protect communities, protect the environment and to manage development. I am in favour of development growing along public transport links to take congestion off our motorways.

There is an ongoing debate as to whether the Auckland Metropolitan Urban Limit should be extended to allow the further spread of the city north and south. If this were to happen it would have the possible effect of reducing average land prices, where currently all land is at a premium. If the MUL was to be extended it could also allow newer areas to be zoned for new affordable housing and first home buyers. Any such moves however would need to be a combined local and central government initiative to assist first home buyers. This would be something I would be prepared to give consideration to if it did not fall solely on the ratepayers.

Auckland has a developing housing shortage and a growing need for significantly more housing stock. New areas need to be developed in a way that is consistent/in keeping with local character and will fit with transport links. I consider clustering to be ideal in rural areas. I will also be keen to reinvigorate inner city areas by revising zoning to encourage redevelopment.
